Igor worked with my husband on several items on our home for sale. He did an exceptional job, very reliable and even found things we didn’t notice and fixed those. An amazing electrician, I highly recommend his services to anyone looking for an ace electrician!!

Igor is amazing to work with. His attention to detail and drive to get the project done to spec (as well as make it look good) are great attributes. He continually went above and beyond to make sure the project was completed to code. I will absolutely work with Igor again when any electrical needs arise.

Do You Know What Is Behind Your Vancouver Home's Walls?

A hands-on check of your Vancouver home — panel cover off, wiring type identified, findings explained in plain words.

An electrical inspection is a hands-on check of the whole system: the service and panel, the breakers, grounding and bonding, the type of wiring in the walls, and the outlets, switches and fixtures room by room. It is not the same as the city inspection of new work; ours is a private check of what is already there, and Clark Public Utilities is not involved — the meter stays put. People ask for one when buying or selling, when an insurer wants an electrician's report, when an older house has never been looked at, or after a remodel they did not watch. We start at the panel with the cover off, read breaker sizes against the wire they feed, then test each outlet for ground and polarity and look at the attic and crawlspace where cable can be seen. You get the findings in plain words and a written estimate for anything that should be fixed.

Your findings

Plain words, written estimate for any repair

The city as a whole is a 1990s city, but 4.9% of its homes were built before 1940, and 71% of those sit in the five tracts within 2.5 km of downtown, where a third of the housing is that old. That is where knob-and-tube and fuse boxes turn up, and where an electrical inspection before a purchase earns its keep.

When a House Needs an Electrical Inspection

Buying or selling a house built before 1940
Your insurer has asked for an electrician's report
The panel is a Federal Pacific or Zinsco
Outlets have two slots and no ground
A 1965–73 house never checked for aluminum wiring

What Affects the Cost of an Electrical Inspection in Vancouver

The size of the house and what you need the findings for set how long the visit runs.

  • Rooms to test

Every outlet, switch and fixture is checked in turn, so more rooms mean a longer visit.

  • A house near downtown

Most of the city's pre-1940 homes sit in the tracts near downtown, where knob-and-tube and fuse boxes need closer checking.

  • Built 1965 to 1973

Houses from those years get extra boxes opened to see whether the branch circuits are aluminum.

  • Attic and crawlspace

Easy access lets us trace visible wiring quickly; blocked or cramped spaces slow the visit down.

  • What the report is for

A buyer, seller or insurer may need set items written up, such as the panel's make or any live knob-and-tube.

  • No utility, nothing filed

It is a private check of what is already there, so Clark Public Utilities is not involved.

  • Repairs afterwards

Any repair gets its own written estimate and is inspected by the city or Washington L&I, depending on the address.

Every job gets a written estimate before any work starts.

Questions Homeowners Ask

Is this the same as a city inspection?
No. A city inspection checks new work. An electrical inspection from us is a private, hands-on check of the system you already have, for you or your buyer, and it needs no permit.
My insurer wants an electrician's report on a 1930s house downtown. Can you do that?
Yes. We check for knob-and-tube, the panel brand and condition, grounding and the state of the outlets, and put the findings in writing for you to pass on.
Does the utility take part?
No. Nothing about the meter or the service changes, so Clark Public Utilities is not involved and your power stays on while we work.
How long does an electrical inspection take?
It is a same-day job. We inspect, and you get a written list of everything that needs doing before the day is over, ready to hand to a buyer or an insurer.
