What Does a Newer Wilsonville Home Still Need?

The 1990s, 2000s and 2010s built the city in near-equal shares — current wiring, but panels now asked to take EV chargers and heat pumps.

Of the city's 11,075 homes, 7,776 were built in 1990 or later, most of them in three almost even decades: 2,673 in the 1990s, 2,300 in the 2000s and 2,619 in the 2010s. Many are townhomes and apartments, and owner-occupancy sits just under half, at 49.0%. I-5 runs through the middle of town.

New wiring is not the same as spare capacity. A panel installed in 1998 or 2012 was sized for the house as built, and an EV charger or a heat pump each asks for a large dedicated circuit.

Townhome or shared parking? Plan the EV circuit first → EV Charger Installation
Newer home, new heat pump: it needs its own circuit → Heat Pump & Mini-Split Electrician
1,362 homes from the 1970s overlap the aluminum years → Aluminum Wiring Repair

FAQ — Local Homes

What does a surge protector at the panel actually do?
For most homes, yes. It sits at the panel and limits voltage spikes before they reach the circuits in the house, including the heat pump, EV charger and electronics a newer Wilsonville home runs. It is easy to add while we are already working at the panel.
Can I add an EV charger at a townhome?
It depends on where your panel is and where you park. With your own panel and garage, it is a routine dedicated circuit, and we pull the permit. If an association owns the parking, get its approval first.
What does a 2010s house here need from an electrician?
Usually additions, not repairs. The 2010s built 2,619 homes here, 23.6%. The wiring is current; the work is an EV charger or heat pump circuit, or a subpanel when the panel is out of spaces.
Is there a rebate for a panel upgrade?
Rebate programs change, so ask us what is current when you get your written estimate. Energy Trust of Oregon offers heat-pump rebates to PGE customers; the rebate is on the heat pump itself, and our part is the circuit it needs.
Ours is one of the older 1970s houses. What should we look at?
The panel and the wire type. About one in eight homes here dates from the 1970s, and houses from 1965–73 may have aluminum branch circuits. We check both before you add a heat pump or EV charger.
Which county inspects electrical work inside Wilsonville city limits?
Clackamas County. The city's own electrical page says all electrical inspections within city limits are done by the county. We schedule the county inspector for you.
