Does Your West Linn Panel Have Room Left?

The 1980s were the peak decade — hillside subdivisions with panels sized before heat pumps and EV chargers, and a historic Willamette district with pre-1940 homes.

West Linn has the highest owner-occupancy of the 15 cities we serve outside Portland, 82.7%. Of its 10,395 homes, nearly half were built between 1960 and 1989, and the 1980s alone are 23.7%, the peak decade. About 4,240 homes date from the 1970s and 80s hillside subdivisions, with panels sized before heat pumps and EV chargers; the 1965–73 slice falls in the aluminum branch wiring years. I-205 runs through the city.

The other West Linn is the historic Willamette district, about 540 homes, 5.2%, from before 1940, where knob-and-tube is still possible. The remaining 44.3% of homes were built in 1990 or later.

FAQ — Local Homes

Can you upgrade my service without ugly pipe on the outside of the house?
Often, yes. Where the meter and service mast sit, how the conduit runs and whether it can be painted to match are all planned before the work starts. On a hillside lot we walk the options with you and put the plan in your written estimate. We pull the permit, too.
Is a 1980s panel enough for a heat pump and an EV charger?
The 1980s were the busiest building decade here, and those panels were sized before either load existed. Whether there is room depends on the service size and what is already on it; we check first.
Could my Willamette district house have knob-and-tube?
Possibly. Many of West Linn's pre-1940 houses stand there. We check at the panel and a few outlets.
Does a 1970s hillside house have aluminum wiring?
Some may. The 1965–73 slice of the hillside subdivisions falls in the aluminum branch wiring years. Being built then does not mean it was wired that way; we check.
We're remodeling. When should the electrician come in?
Before the design is final. More than four in five homes here are owner-occupied, the highest share of any city we serve, and remodels usually add circuits for a kitchen, bath or home office. We walk the plan, check the panel and put the electrical scope in writing before walls open.
Does the city handle electrical inspections itself?
No. The city's building contacts page says electrical goes through Clackamas County, so the county inspects the work. We deal with the county so you don't have to call two offices.
