What Does Your Building Need From an Electrician?

Common reasons business owners and property managers call

A breaker trips when equipment starts up
Lights flicker, buzz or stay dark
New equipment needs a circuit it doesn't have
A tenant is moving walls or splitting a unit
The panel is full, or runs warm
Outside or common-area lights are out

What Commercial Electrical Work Involves in Portland

Lighting, circuits, panels, repairs and tenant space changes for business owners and property managers. Work planned around your hours, across Portland, Happy Valley, Oregon City, and surrounding communities.

Commercial electrical work uses the same parts as a house — lighting, circuits, panels — but the building is usually open while we work, and more than one person has a say in it. We start by walking the space with whoever knows it best: the owner, the property manager or the tenant. We look at the panels, what each one feeds and what you want changed, then put it in a written estimate you can forward to whoever approves the spend.

The work falls into a few kinds. Lighting: fixtures replaced, dead lights repaired, new lights where a layout has changed. Circuits: a dedicated circuit for a piece of equipment, outlets added or moved. Panels: capacity checked before new equipment arrives, a subpanel added, an old panel replaced. Repairs: a breaker that keeps tripping, a circuit gone dead, lights that flicker. Tenant space changes: when walls move or a unit is split, the outlets, switches, lights and circuits follow, and the panel directory is updated so the labels match what is there.

Timing matters when customers or tenants are in the building. Tell us your hours and we plan the work, and any shut-offs, around them. We pull the permit for the work that needs one. We are a licensed Oregon contractor (CCB #259813) and hold a Washington L&I electrical contractor license (PWRPRPE749NP), bonded and insured, so we take work on both sides of the river.

What Affects the Cost of Commercial Work in Portland

Commercial jobs vary a lot, and these are the things we weigh when we write your estimate.

  • Repair or layout change

Fixing one failed part is a repair; a tenant space change moves circuits, outlets, switches and lights to match new walls.

  • Working around your hours

Shut-offs planned after closing or around tenants can split the job into more visits.

  • Panel capacity

New equipment may need a capacity check, a subpanel or a replaced panel before it can run.

  • Size of the space

More fixtures, outlets and circuits to add or move means more hours and more material.

  • Ceilings and long runs

High ceilings, finished surfaces and a long distance between the panel and the work all add labor.

  • Inspection and panel directory

We pull the permit where the work needs one and update the directory so every label matches.

Every job gets a written estimate before any work starts.

Commercial Electrical Questions

Can you take work in Washington as well as Oregon?
Yes. We are a licensed Oregon contractor, CCB #259813, and hold Washington L&I electrical contractor license PWRPRPE749NP. We are bonded and insured, and we take commercial electrical work on both sides of the river, Vancouver included.
Can you work around our business hours?
Yes. Tell us when the building is busy and we plan the work, and any shut-offs, around it. We are open until 9 pm Monday to Thursday and Sunday, and closed Saturdays. If something fails after hours, call anyway — we take urgent calls outside our regular hours.
What should I have ready when I call about a job at my building?
The address, what the space is used for, what needs to change, and photos of the panels with the doors open if you can get them. Call 503-984-1097 to talk it through; the walk-through is usually the same day.
Can you rework the wiring when a tenant space turns over?
Yes. When a layout changes, we move or add outlets, switches, lights and circuits to match, check that the panel can carry the new use, and update the panel directory so every label matches what it feeds.
