Igor is amazing to work with. His attention to detail and drive to get the project done to spec (as well as make it look good) are great attributes. He continually went above and beyond to make sure the project was completed to code. I will absolutely work with Igor again when any electrical needs arise.

Do You Know What Is Behind Your Portland Home's Walls?

When a house needs an electrical inspection

Buying or selling a house built before 1940
Your insurer has asked for an electrician's report
The panel is a Federal Pacific or Zinsco
A remodel is finished and you want it checked
Outlets have two slots and no ground
Breakers trip or lights flicker without a clear cause

What an Electrical Inspection Covers in Portland

A hands-on electrical inspection by a licensed electrician — for buyers, sellers, insurers and owners of older homes across Portland, Vancouver, Troutdale, and surrounding communities.

An electrical inspection is a hands-on check of a home's electrical system by a licensed electrician. It covers the service and panel, the breakers, grounding and bonding, the type of wiring in the walls, and the outlets, switches and fixtures in every room. Portland has a lot of older housing — 38.9% of the city's dwellings were built before 1940 — so the questions are often the same: is there knob-and-tube behind the plaster, is the panel a Federal Pacific Stab-Lok or Zinsco, and are the outlets grounded. Houses built 1965 to 1973 get a second look for aluminum branch wiring.

People call for a few reasons. Buyers want to know what they are taking on before the deal closes, and sellers want to fix small things before a buyer's report turns them into a negotiation. Insurers ask: some want an electrician's report on an older house, and some will not bind a policy while active knob-and-tube is in place. And after a remodel, some owners want a second set of eyes on work they did not watch. An inspection does not hold an older house to today's code; what Oregon's 2026 electrical code changes applies to new work, not to what is already in the walls.

We start at the panel: cover off, brand and condition, breaker sizes against the wire they feed, grounding and bonding, and any doubled-up breakers or signs of heat. Then we go room by room testing outlets for ground and polarity, checking switches and fixtures. If you want to see what we look for before we arrive, read our Home Electrical Inspection Checklist guide. If a repair needs a permit, we pull it, and PGE or Pacific Power handles any reconnect, depending on your address.

What Affects the Cost of a Home Electrical Check in Portland

An inspection is priced by how much house there is to check and what you need the findings for.

  • Size of the house

More rooms mean more outlets, switches and fixtures to test one at a time.

  • Age and wiring type

A pre-1940 house that may hide knob-and-tube, or a 1965 to 1973 house with aluminum, gets a closer look.

  • Attic and crawlspace access

Open, reachable spaces let us see wiring and splices quickly; tight or blocked ones take longer.

  • What the findings are for

A buyer or an insurer may want particular items covered, such as panel brand, grounding or active knob-and-tube.

  • Extra buildings

A garage, shop or ADU with its own subpanel adds another panel to open and more circuits to test.

  • Repairs we find

Any fix is priced separately on a written estimate, and we pull a permit when a repair needs one.

Every job gets a written estimate before any work starts.

Questions About Inspections

Our house has years of DIY electrical work. Where do we start?
Start with an electrical inspection. We open the panel and test room by room, then explain what we found in plain words — safety items first — with a written estimate for the repairs.
Another electrician said I need a new panel. How do I know that's right?
Ask what failed and ask to see it. We'll open the panel and show you what we find. Sometimes a new panel is the right call; sometimes a breaker, a loose connection or a subpanel fixes it.
We're buying an older house. When should we have it checked?
Before the deal closes, while there's still room to negotiate. We check what older houses tend to hide — the panel brand, the wiring type, grounding — and you get findings and a written estimate you can take to the seller.
Are you licensed and insured?
Yes. PWR Pro Electric LLC is a licensed Oregon electrical contractor, CCB #259813, and we're bonded and insured. Call 503-984-1097 to book a visit.
