What Our Customers Say
Is Your Vancouver Room Lit From One Fixture in the Middle?
Recessed lighting for Vancouver homes, spaced for the room and put on a dimmer, with housings chosen after we look above the ceiling.
Recessed lighting starts above the ceiling, not below it. Before we mark a hole, we look at what is up there: insulation, joists, ducts, and the circuit that already feeds the room. Where insulation will touch a housing, that housing has to be IC-rated, built for the contact. A finished ceiling takes retrofit housings that go in from below and clip to the drywall; an open ceiling in a basement, attic or remodel takes new-construction housings fastened to the joists. Then the layout: spaced for the room, clear of the joists, and over the counters in a kitchen. An LED trim on a dimmer not made for it can flicker or buzz, so the two are chosen together and checked at the lowest setting before we leave. If the ceiling circuit turns out to be knob-and-tube, as it can in the older houses downtown, we talk about replacing that run before adding to it.

Sign-off, then every light checked at low end
Only 14.6% of Vancouver's homes predate 1960, but the five tracts within 2.5 km of downtown are 34% pre-1940 and hold 71% of the city's pre-1940 homes. Ceilings in those houses can hide original wiring, so on a downtown job we trace the circuit before the first hole is cut.

What Affects the Cost of Recessed Lighting in Vancouver
The ceiling decides most of this job: what is above it, what feeds it, and how many lights it gets.
How many lights
Every light needs a cut, a splice and a trim, so the count sets most of the hours.
Finished or open ceiling
Retrofit housings clip in from below a finished ceiling; open joists in a basement or remodel take new-construction ones.
Insulation contact
Where insulation will touch a housing, only an IC-rated one can go in.
Dimmer and trim pairs
LED trims and dimmers are chosen as matched pairs, and splitting a room into zones adds switches.
Old wiring downtown
In the older houses near downtown, a ceiling still on knob-and-tube is traced, and that run may need replacing first.
Inspection by address
New lights are new wiring, inspected by the city inside its limits or by Washington L&I outside them.
Utility not involved
Nothing at the meter changes, so Clark Public Utilities has no part in the job.
Every job gets a written estimate before any work starts.
